Tokyo is the most populous city in the world, with 35 million inhabitants on the Kantô plain. A dynamic global city in the 1980s, Tokyo experienced a decline in vitality because of Japan’s national demographic and economic context. Due to both demographic stagnation, with a forecasted population peak in 2020, and economic stagnation, leading to an internal reorganization of the population, Tokyo has become a mature city.The aim of this paper is to analyse the twofold process of demographic changes affecting Tokyo as a mature city: the depopulation of the entire metropolis, related to national factors; and areas of depopulation and repopulation on a local scale, due to market factors (land prices and real estate prices).
