The informal urbanization taking place in Sub Saharan African countries, Tanzania inclusive, had led into informal land subdivision in peri-urban areas to cater for residential plots and other land uses. The lack of implementation of existing regulatory framework of land subdivision often creates land use conflicts especially in cities of developing countries. Like in other countries, in Tanzania, despite section 31(1) of the Urban Planning Act No.8 of 2007 restrict land owners to practice informal land subdivision in declared planning areas and enormous efforts to prepare planning schemes to guide and control spatial development in urban areas including peri-urban areas, still informal land subdivision is prevailing. There is a gap between what the principle legislation direct and the actual implementation on the ground. Besides, there is limited knowledge regarding the implications of informal land subdivisions on spatial development in peri-urban areas.
