Modeling the profit on the real estate companies by applying System Dynamics

Abstract

Estimating profit of the real estate projects is quite difficult because of the effect of many factors and their inter-relationships. This study determines the influencing factors to the profit based on the survey in that the experienced engineers who are currently working in the construction industry, especially in real estate projects are questioned. There are 19 factors are confirmed to affect on the profit after the statistical analysis. Based on these factors, System Dynamicsare appliedto model the causal loop diagram to explore the mutual effect of these factors and the effect to profit. This diagram is a necessary tool to develop the System Dynamicsstructure diagram that is very useful to evaluate and estimate the profit of the real estate companies in more precise and believable way
