The present paper seeks to provide the basis for the persistence of city dwellers in their new cities by promoting their place attachment to their residence. It explains the relationship between the physical criteria in residential complexes and the place attachment in new cities. This research is a fundamental-practical one and relies on library studies and qualitative research strategy. The practical part of the research used a correlation strategy to discover the relationship between variables. To collect information in this section, a questionnaire has been used. The Pearson correlation test and linear regression model has been used to determine the nature of the relationship between the idea of place attachment and physical criteria in the units of residential complexes. SPSS software is used to rank these physical features. From the residents' point of view, 8 key criteria are important in making place attachment in residential complexes. The results of the study, while confirming the significant correlation of these physical factors with the idea of place attachment, showed visual richness as the most effective physical factor in inducing place attachment to their residence and the need to pay attention to high human needs such as the need to the beauty. It was also found that in cases where individuals did not find the physical factors of their residential unit suitable, they showed a greater tendency to leave their place, which is determined that by improving the physical criteria related to the residential unit, we can expect from people to stay there.
