 Objectives: Measuring the spatial variation in commercial land values and the reasons for this variation in the city of Hit.Identifying the impact of commercial land prices and rents on the distribution of land uses in the city of Hit, then explaining the reality of commercial land prices and rents from the center of the city to its outskirts, and knowing the gradation of the value of commercial land according to the distance from the center.Method: The research relied on the functional approach to study the current reality of the city of Hit, as well as the analytical-deductive approach, the spatial variation of commercial land values and the reasons for this variation in the city of Hit.Results: The highest value of land was in the central commercial district, as a result of the availability of services there, as it is dominated by commercial use and some light industries, as the average price of one square meter of land there reaches (2,250,000) million Iraqi dinars, and the average shop rent there was ( 325,000 (one thousand dinars) per door per month.Conclusion: The city witnessed a functional change in many of its streets, especially in the main and secondary streets near the city center, as it witnessed a change in land uses from residential to commercial, which led to the mixing of residential use with commercial use on the one hand, and an increase in land prices there on the other hand. another side .
