Studying the urban space through the phenomenon of the segregation process linked to real estate speculation Exhaustive and environmental requirements, considering a spatial organization of the city of União dos Palmares, being of fundamental importance to explain how socio-spatial dynamics. The main objective of this article is to analyze a hypothesis of immobilization and the processes of segregation of the streets of the center located around the cemetery of the União dos Palmares. The methodology is based on studies by Corrêa (1995), Carlos (2005) and Santos (2013) and empirical studies. Data collection was performed through questionnaire applications, field observation and informal interviews. The results obtained indicate that the approach of the center in relation to the cemetery caused a rise in real estate prices and as a consequence of the spatial segregation phenomenon due to several factors intensified by the financing of the purchase of houses by the Caixa Econômica Federal and the proximity of the local commerce in relation to streets from the surrounding cemetery. Considerations that result from a separation process shortly after another phenomenon that has been subject to an appraisal of real estate prices. Caixa Econômica Federal was a facilitator of the financial reorganization and promoting the purchases and causing the displacement of the old residents to other more peripheral districts or even a migration to other cities.
